According to a survey from the International Association of Home Staging Professionals, staged homes sell 3 to 30 times faster than homes that are not staged, and staging can help increase the sales price on average by up to 20%.*

Is it time for you to sell your home?  You know the basic steps, hire an agent, sign paperwork, clean your home, and start showing, right?
 
As a Realtor, part of what The Zahn Group does is come and make sure we present your home to potential buyers in the best way possible.  This means that we will talk to you about price and ensure that we are maximizing your potential return but also paying attention to market conditions so that your home is priced to attract attention from buyers.
 
We talk through timelines – when do you want/need to move, and how does that translate to our listing date.  We go further to talk through timing when your home should appear on the market as Coming Soon to attract attention, when the listing should go live for showings, and timing Open Houses to make the most impact.
 
The other thing we do is take a look at the property and make suggestions to make your home more appealing.  From curb appeal on the outside (neatly cut grass and trimmed hedges,  paint is fresh, windows are clean) to talking through items on the inside that will help improve the marketability of your home. 
 
Lastly, an agent will often suggest staging your home.   But isn’t home staging for empty homes?  YES – it is!  An empty home is less cozy, makes it harder for a buyer to imagine themselves in the space, and as counterintuitive as it may seem, an empty room almost always appears smaller than it actually is without furniture in it. 
 
But is staging for homes where the homeowner’s furniture and personal effects are still in the home?  Yes – it is!  Home stagers also work with occupied homes to come in and offer a fresh perspective on setting up the house to show it in its best light.  Stagers may bring in a couple of pieces or use what you already have.  They will scour the home for personal items (pictures, diplomas, etc.) that can be distracting to potential buyers when they are looking at your home.  They will place accessories in a way that is more pleasing to buyers’ eyes and may supplement your accessories with a few of their own.
